TERMS AND BOOKING CONDITIONS

An apartment is considered to be booked only from the moment in which the holder of the reservation receives an e-mail confirming that the booking has been made by Klabhouse. Once payment is made on the Site, the guest states that he has read and understood the Conditions and accepts them implicitly. Upon arrival at the apartment, the guest must show the confirmation e-mail, sign a document for the discharge of responsibility by KlabHouse and pay a sum as a deposit.

STANDARD BOOKING PROCEDURE
The registered guest can reserve the apartment on the Website if it is available for the dates and number of guests selected. Once the availability is verified, the guest can view the report of the request. Subsequently, you will have to enter the data for the payment and, once on the payment summary page, choose the payment method you wish to use (Bank transfer, Paypal or credit card). From the moment the customer makes the payment, the apartment is temporarily blocked for 48 hours. The apartment is considered to be reserved only after confirmation of the booking by KlabHouse, via the confirmation email.

CONCLUSION OF LEASE CONTRACTS
KlabHouse provides consulting services and management assistance to those who have the availability of one or more units and intends to use them to make short-term rentals. In compliance with the regulations governing real estate brokerage, any activity included in the related legal reserve will be performed by Mrs. Lucia Diecidue or, in the event of her unavailability, by another real estate agent selected by KlabHouse. In the latter case, he will act, at the expense of KlabHouse, on behalf and in the interests of the owners. Once the visualization and acceptance of KlabHouse's proposal is confirmed, the contract will be considered concluded.

LOCATION AND PRICES
The lease is concluded in the name and on behalf of the owner of the property, exclusively for tourism purposes, at the prices indicated in the price list of KlabHouse. All houses are furnished and have a kitchen or kitchenette (dishes, pots, fridge); The equipment of household appliances (washing machine, dishwasher, TV, etc.) is indicated in the description of each individual accommodation. It should be noted that the houses are mostly private and therefore have different characteristics from each other.
Therefore, if you have specific needs, you must clearly specify them at the time of booking before defining the contract and put them in writing on the "booking confirmation".
Pets are generally not allowed, in some apartments are only accepted upon specific request and confirmation by KlabHouse.
The rental prices are per accommodation and include:
• The consumption of water, electricity and gas, any heating and / or air conditioning costs (if available).
• Final cleaning fees (unless otherwise indicated in the descriptions)
They are not included (unless otherwise indicated in the descriptions):
• Security deposit
• Extra features on request
• The tourist tax, if established in the reference municipality of the building
• Use of infrastructures and / or services (eg animation, rental of umbrellas) if reported as "extra"

TERMS OF PAYMENT
The information sent by the guest for the purposes of payment on the site (for example, the credit / debit card number or expiry date) or through Paypal, will be forwarded, via encrypted protocol, to credit institutions that provide payment services electronically, without any third party having access to them in any way. This information may be used by Klabhouse for the fulfillment of the obligations arising from these Conditions and the accounting processes necessary for the issuance of documents required by law (invoices, receipts, etc.), or in the event that it is made necessary to cooperate with the police with reference to the commission of fraud on the Site.
CHECK IN / OUT TIME
Check-in and check-out times can be found on the website and in the "booking confirmation".
Any change to the arrival and departure times must be agreed in advance with the keyholder and is subject to acceptance of the latter.
There is no refund in case the guest anticipates the departure or postpone the arrival.
Tenants must leave the premises when the contract expires.

NUMBER OF GUESTS
Only the people whose name is indicated in the “accommodation voucher” of Klabhouse will be allowed to occupy the property.
Any possible substitution of people during the term of the stay will be permitted only if previously agreed with Klabhouse.
The number of guests (adults + children) cannot be bigger than the number you stated at the moment of your reservation and at any rate cannot outnumber the sleeping capacity indicated in the description of the accommodation unit present on the internet site www.klabhouse.com.
In the total number of people in party only one child no older than 3 years will not be counted.
The key-holder may forbid entrance into the accommodation to those people in excess.

FORMALITIES AT THE ARRIVAL – SAFETY DEPOSIT
Please, 2-3 days before your arrival date phone KlabHouse.com in order to advise about your estimated arrival time and to arrange and/or confirm the modalities concerning the delivery of the reserved house.
At his/her arrival the holiday-maker has to show the ID of all the guests and leave to the key-holder a safety deposit in €, equal to the amount indicated in the description of the accommodation unit.
The key-holder – might it be the tourist-real estate agent’s office, the property’s owner personally or one person in charge of his/her – can refuse entrance into the accommodation to the holiday-maker if this last does not leave a safety deposit at his/her arrival.
Please note the deposit must be paid with a credit card for guarantee. This very same safety deposit will be refunded at the end of his/her stay – after the inventory check has been carried out contextually to the redelivery of the lodging to the key-holder – and upon deduction of any possible damage caused to the lodging itself.

CLEANING AND EXTERNAL MAINTENANCE
All of the lodgings will be delivered in clean and good conditions and basically the final cleaning is inclusive in the tenancy price. Notwithstanding this the holiday-makers have to redeliver the lodging as in order and tidy as at the moment of their arrival and get rid of the trash.
Should the lodging not be redelivered as in the above written conditions the key-holder –the property’s owner personally or one person in charge of his/her – can deduct up the supplementary cleaning expenses from the safety deposit left at the arrival.
Besides, the key-holder – may have free access to the property in order to perform the necessary operations of maintenance (garden, swimming pool and so on).

BEHAVIOR RULES
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10:30 PM and the noise should be kept to a minimum.
2. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents. 3. Tenant agrees not to access the “owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.
4. Tenant is advised that if the property contains a gas stove and cooktop, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.
5. Tenant agrees that doors and windows shall be closed when either heat or air conditioning
(where there is) is in operation to prevent mildew.
6. Tenant MUST keep always the shutters attached to the wall any time if not close, in case of strong wind or storm tenant has to keep close and open only partially. Any damage will be deduct from the deposit.
7. Tenant MUST respect the area assign to this unit specify in the floor plan in the unit.
8. NO GLASS or FOOD allowed in the pool area (in case there is the pool)
9. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.
10. Please don’t use more electric appliances at the same time (for example washing machine + oven or dish washer + hair dryer); exceeding energy could cause a blackout, if that occurs please turn off the appliances and turn on the switch at the general electric meter.

CANCELLATIONS – CHANGES
For cancellation made before 7 days prior arrival only 30 % of total amount is due to pay .
For cancellation between 7 days prior arrival and check in date, the total amount is due to pay

If the cancellation should arrive later than the cancellation terms established, no refunds will be issued and the missing sum will be deducted directly from the credit card indicated at the time of booking.
Changes to the period or accommodation are considered cancellations and therefore the relevant penalties will be applied, unless other written information is given by KlabHouse.
After 24 hours from the missed arrival and in the absence of communication received to KlabHouse, the location will be automatically resolved.

LIABILITY LIMITATIONS
The user exonerates KlabHouse from any responsibility deriving from contracts stipulated through the support of the Site, associated with the contents published or linked to the activity or inactivity of the other users.
The user recognizes that the Website is simply a place where users promote their offers.
KlabHouse does not guarantee continuous and uninterrupted access to the Site and its Services, which may be affected by factors beyond its control.
Consequently, within the limits established by the Consumer Code and other applicable laws, KlabHouse excludes any warranty, term and implied condition. KlabHouse is in no way responsible for any economic losses, goodwill or damage to reputation or for direct, indirect or consequential damages arising from the use of the Site and the Services offered therein.

LIABILITY RELIEF
By accepting these Conditions, you agree to hold KlabHouse undamaged as well as employees, managers and agents from any claim or claim for damages from third parties, which may result from the violation of even one of the terms contained in these Conditions, legal obligations or third party rights.
The rights holders use the facilities at their own risk by exempting the other Guests, the Administrator, the management as well as the property exempt from any liability, both criminal and civil.
THE GUESTS RECOGNIZE THAT THEY HAVE READ, UNDERSTAND, AND AGREE TO ALL PARTS OF THIS DOCUMENT.
